Buying (Pre-purchase
Inspection)
My
inspection is a thorough non invasive visual examination of a homes:
structural integrity, functionality and safety of the essential systems. I
want you to follow along in an inspection so we can report findings and
answer any questions you may have. It is my responsibility to provide any
findings in a non alarming way so you can make your own educated decision.
Selling (Pre-listing Inspection)
If you are selling; to
a gain top dollar in this market requires the help of a real estate
professional and I believe one approach to consider is a pre-listing
inspection. If a Home Inspection is performed prior to the house being
listed, all parties will be aware of the physical condition before an offer
is drawn. I understand the frustration caused by
the seller and realtors when one of our pre-purchased inspections uncovers
an unexpected issue. In many cases the issue is not one that should deter
the buyer from proceeding. But if the buyer is having second thoughts, or if
they are looking for a way to renegotiate the price, the inspection may give
them this opportunity. A pre-listing inspection allows for you, the seller
and the realtor to understand the condition of the home before listing. If
any deficiencies are uncovered, you can decide to address the issues or not.
If not the prospective buyers know that the listing price reflects the
issues, they know the house has already had an inspection and it indicates
the seller has nothing to hide.
Home Maintenance (Check-up
Inspection)
Why should I consider a home checkup? That's easy to answer; To keep your home in the best possible condition for safety and security reasons. I will perform a detailed inspection of your home or cottage from top to bottom, because you want to know what's ok and what's not. Finding problems early helps you preserve your property and doing preventive maintenance needed can extend the life of your equipment and materials, which generally proves to be less expensive than replacing these components. We want you to have a SAFE and SOUND Home. We will provide you with the Homeowner's Home Check Checklists along with our state-of-the-art web base reporting system. The report provides you with a beautiful picture of your home on the day of inspection. The home inspection report is computer generated, includes digital pictures, diagrams of relevant items and maintenance advice.
Certified W.E.T.T. Inspections (For Wood-burning Appliances)
If you currently heat your home (completely or partially) with wood, it is in your best interest to have your system inspected by a Wood Energy Technical Transfer (WETT) specialist. In fact, most insurance companies today require a WETT certification to honour your policy. Our WETT inspection will also tell you how to properly maintain your system to make sure your family is safe year after year.

It is therefore important to conduct a detailed inspection of both the well and septic systems prior to purchasing a home," A replacement of a septic system can vary between $12,0000 to over $ 20,000 depending upon site conditions and local market.
